Engineering Technology Used to Build Mega-Resilient Homes.

Toshi Ghalebi, an engineer and an inventor based in Indio, California, developed a modular building technology that can withstand natural disasters like wildfires, earthquakes, floods, mold, and termites. This state-of-the-art technology can help to drastically reduce claims to the ravaged insurance industry dealing with massive payouts due to wildfires, floods and the impact of global warming.

The technology combines (MgO) Magnesium Oxide panels, with (EPS) Expanded Polystyrene to form a Structural Insulated Panel (SIP) offering 42+ R factor insulation and significantly higher strength able to withstand abuse and resist human vandalism as well as water damage.

In torch testing, panels can withstand 1,472 (°F) of constant temperature for more than four hours, without degraded damage, and can be easily restored to an ambient level of structural quality.

Use of Magnesium Oxide (MgO) may be the best alternative to replace the use of drywall in building homes and many, if not all, structural interiors. Unlike drywall, MgO produces no smoke in a fire, which is a major cause of fire-related injuries and fatalities.

In the mid-20th century, drywall construction became prevalent in North America. Many builders turn to its use to save on labor and material cost of traditional bricks, lathe and plaster in building residential homes. Throughout the years many states, with their building codes, identify these drywalls as combustible because of the use of paper facing materials.

Many drywall brands apply various additives, plasticizer foaming agents, asbestos meant to reduce mildew, flammability, and water absorption but become toxic over time, and especially in a fire.

Comparative studies indicated drywall or gypsum can be damaged with a fluctuating temperature between 180 (°F) and 200 (°F) for well over an hour. Forest wildfire can easily reach 1,472 (°F) and may go on for days or weeks. The Panels are designed to tolerate these very harsh conditions, meant to give homeowners a fighting chance to come back to their properties with minimal damage to the house structure.

“Even if there is a wildfire, you can still have a home you can come back to. Maybe a couple of panels will be charred, you can do an easy repair of hosing it down and painting it, and you got your home back,” explains Engineer Toshi Ghalebi.

The use of magnesium oxide nanoparticles (MgO) is even cheaper and safer than conventional materials used for construction in real estate development.

Magnesium oxide nanoparticles are odorless and non-toxic. MgO appears in a white powder form. The properties possess a high melting point, high hardness, and high purity.

In flood or water leak situations, the magnesium oxide keeps mold from growing once the water subsides.
